School Assignment Verification

School assignment on this corridor is set by property address, and only the serving district can confirm it. Subdivision names, ZIP codes, Boerne and San Antonio mailing addresses, MLS details, listing history, and builder brochures none of these establish a school zone.

The Rule

What does not determine a school assignment.

Every one of the following has been used to answer a school question on this corridor, and every one of them can be wrong for a specific property:

The subdivision name

The ZIP code

The mailing address place name

MLS school fields

A home’s selling history

Builder or listing marketing

What a neighbor was told

A school district boundary drawn from memory

The Corridor Split

Boerne ISD and Northside ISD, meeting at the line.

Two district systems dominate the corridor. Boerne ISD is the district most commonly reported for corridor communities on both sides of the county line: Balcones Creek, Sablechase, Fallbrook, Fair Oaks Ranch, and Menger Springs are all frequently described as Boerne ISD areas, and Boerne ISD operates elementary campuses in and near Fair Oaks Ranch. Northside ISD serves parts of the San Antonio side through the Leon Springs area. Comal ISD, based toward New Braunfels, does not serve this corridor. The two district systems meet somewhere in the corridor's middle, and the line does not follow the county line or I-10.

General descriptions like these are only a starting point. Districts draw attendance boundaries by address, boundaries shift, and a property a few streets off either side of the rough divide can land elsewhere. The divide itself should not be assumed from any community name.

District Corridor role
Boerne ISD Commonly serves Balcones Creek, Menger Springs, Sablechase, Fallbrook, and Fair Oaks Ranch; verify by address.
Northside ISD Serves parts of the San Antonio side through the Leon Springs area; verify by address.
Comal ISD East toward New Braunfels; not a corridor-serving district.

Process

How to verify, step by step.

  1. 01

    Identify the serving district

Use the district boundary lookups on boerneisd.net or nisd.net, or the Texas Education Agency School District Locator, with the full property address.

  2. 02

    Enter the exact street address

Include the street number exactly as it appears on the sales contract. A house number or unit off by one can sit in a different zone.

  3. 03

Note the campus and attendance zone

The lookup returns the assigned elementary, middle, and high school campuses for that address. Save or screenshot the result with the date.

  4. 04

    Call the district to confirm

The district student services or boundary office can confirm the assignment in writing and flag anything unusual about the address.

  5. 05

    Ask about boundary changes

Growth is constant on this corridor. Ask whether rezoning or new campus planning could move the address in the next few years.

  6. 06

    Re-verify on the contract address

Let the exact address in the sales contract drive a final confirmation before closing.

Does a Boerne address mean Boerne ISD?

Does a Boerne address mean Boerne ISD?

No. A Boerne mailing address is a USPS label assigned to homes across Kendall and Bexar counties. School district assignment is set by district boundary maps and the individual property address, which can place a Boerne address in Boerne ISD or in another serving district. Verify the specific address with the district.

Does the subdivision name tell me the school?

No. Attendance boundaries do not follow subdivision lines. Two sections of the same community can be served by different campuses or, at the edges, different districts. The property address, not the community name, is the input that matters.

Can the assigned school change after I buy?

Yes. Districts adjust attendance boundaries as growth, enrollment, and facility plans change. Buyers should ask the district whether the address is near a boundary and whether any rezoning or campus planning is under discussion.

Is the school listed by the builder a guarantee?

No. Builder marketing is not a district record. Before relying on any school information from a builder, a listing, or an online portal, confirm the assignment with the serving district for the exact property address.

Does MLS school information count as verification?

No. MLS fields are entered by people and are frequently generic. Treat them as a starting point at most, and treat the district's own answer for the property address as the only reliable one.

School questions pair naturally with tax questions: see the property tax verification guide for the appraisal-district side of the same address.
