The status legend.

Development reporting is full of exaggeration, so this index treats status as a discipline. Each published entry carries exactly one status from the legend, the source that documents it, and the date it was verified. Items that cannot clear that bar are marked below as unsupported and excluded from the table.

  • Confirmed Officially documented and in force: executed agreements, funded programs, adopted plans.
  • Approved Approved by the governing body, with next steps such as plats or construction still pending.
  • Under Construction Active work underway on the ground or on the corridor.
  • Proposed Formally proposed or under study by an agency, not yet approved.
  • Planned Committed on a published timeline, not yet started.
  • Rumored or Unsupported Never published here. Rumors stay off this index until a verifiable source exists.

Loop 1604 North Expansion at I-10

TxDOT's Loop 1604 North program; the segment from SH 16 to I-10 reached roughly 90 percent completion in May 2025, with flyover ramps at the I-10 interchange opening in phases through 2025 and remaining work continuing into 2026-2028.

An amended development agreement (May 2025) reduced the plan from 645 to 278 custom homes on roughly one-acre lots off Ammann Road. The preliminary plat for Phase 1 was approved by the Fair Oaks Ranch City Council in February 2026.
