Which county is which.
Bexar County's far northwestern corner holds the San Antonio side of the corridor: Leon Springs, the Loop 1604 and I-10 interchange, and communities such as Sablechase, Fallbrook, Stonewall Ranch, and Balcones Creek that carry Boerne or Fair Oaks Ranch-area mailing labels while sitting on Bexar County land. The county line runs through the corridor's northwestern subdivisions and does not follow I-10, so communities on either side of it can carry the same mailing labels. Kendall County carries the corridor on to Boerne itself, including Menger Springs and Esperanza. Comal County appears only as a cross-reference: the City of Fair Oaks Ranch touches all three, so a small set of corridor properties answer to Comal records.
The county line runs through what feels like one continuous stretch of subdivisions. It does not follow I-10, and it does not follow mailing addresses. The appraisal district for a specific home is the cleanest test of which county it sits in.

Tax Records
Two districts, one correct answer per property.
Every corridor property is appraised by exactly one appraisal district, and the district follows the county of record. Searching the same street address in both the Bexar County Appraisal District and the Kendall County Appraisal District can be a genuinely useful exercise near the line: only one will return the property. For homes in the Comal County portion of Fair Oaks Ranch, the Comal County Appraisal District (comalad.org) applies. The appraisal record shows ownership, legal description, exemptions, and the taxing units that bill the property.
Schools
The county line is not the school line.
Boerne ISD serves homes on both sides of the county line: Balcones Creek, Sablechase, and Fallbrook sit on Bexar County land while drawing Boerne ISD service, and Kendall County communities such as Menger Springs share the district. Northside ISD serves parts of the San Antonio side through the Leon Springs area. District boundaries are independent of county lines, so the only reliable method is verifying the property address with the serving district.

Comal County, in one paragraph.
Comal County enters this corridor only through Fair Oaks Ranch, whose corporate limits cross Bexar, Kendall, and Comal. Most corridor questions are Bexar-versus-Kendall; when a property is inside Fair Oaks Ranch, the three-county rule applies and the Comal County Appraisal District can be the right office for that specific home.
