San Antonio to Boerne · I-10 Corridor Reference

Understand where you're buying, not just what you're buying.

Where does San Antonio end and Boerne begin?

There is no single line on the map. This site is an educational reference on the communities, housing choices, jurisdictions, and development along the I-10 corridor between Northwest San Antonio and Boerne, Texas, so you understand the place as well as the property.

The Corridor

From Loop 1604 to Boerne, one highway carries it all.

The corridor is the stretch of Interstate 10 that runs northwest from the Loop 1604 interchange at Leon Springs to downtown Boerne. It is a drive locals know by heart: the interchange at Leon Springs, the Balcones Creek and Ralph Fair Road area, Fair Oaks Ranch, and then Kendall County, where the Hill Country Mile anchors Boerne's main street.

At the southern end, the anchor is practical: Loop 1604 is the last big interchange before the city gives way to open land. At the northern end, the anchor is a town: Boerne has a real downtown, and the stretch between the two carries the groceries, schools, commuting, and weekend plans for everyone who lives along it.

The corridor matters because it is not one place with one answer. Homes ten minutes apart can sit in different counties, inside or outside different city limits, and in different school and appraisal districts. They share a highway and a landscape; the records behind each home are separate.

Some residents commute to major employers in San Antonio. Others work in Boerne, at the retail and dining clusters along I-10, or from home. The highway is the shared thread.

  • A mailing address is routing, not a jurisdiction.

  • County, city, school district, and appraisal district each draw their own map.

  • Records, not place names, answer the questions that matter before an offer.

Jurisdictions

Why do city limits, county, and school district matter when you buy?

A home does not come with a single label. The mailing address is one thing, the county that records the deed is another, the city limits that govern the lot are a third, and the school district and appraisal district draw their own boundaries on top of all of them.

Along this corridor, those lines rarely match: a Boerne address can sit in Bexar County, and a San Antonio address can ride past the loop toward the Kendall County line. So the first step of any corridor search is learning which records answer which question, and each of the pages below teaches one of those answers in plain language, with the how-to included.

School districts vary by exact address: Boerne ISD serves much of the corridor, and some communities in the Bexar County portions of the corridor are served by Northside ISD. Buyers verify the school district for a specific address before they buy.

Buying Here

Buying here starts with verification.

Before an offer makes sense, four questions need answers from records, not from marketing: where the home sits, which school district serves the address, what the appraisal record shows, and whether new construction or resale is the right path. The buying guide sequences those checks the way a corridor agent actually runs them.

Selling Here

Selling here means competing with builders.

On this corridor, the most common competitor for a resale home is not another resale: it is a builder selling the same floor-plan concept at a fixed price with an incentive package. Pricing when comparable sales are thin, presenting against new construction, and reading days on market are the skills the selling guide covers in seven sections.

Growth & Development

The corridor is still being built.

Highway widening on Loop 1604 and I-10, residential approvals in Fair Oaks Ranch, and utility projects across the corridor are changing the map. Everything in the growth and development index carries a source, a verification date, and a status: confirmed, approved, under construction, proposed, or planned.

Local Perspective

A broker who knows the corridor's story.

Buying along this corridor is really two decisions at once: which community fits your life, and which jurisdiction story comes with it. Tami Price has spent two decades working the same stretch of I-10, and that perspective shapes every part of this site, from the community profiles to the verification guides.

She is the Broker Owner of Tami Price Properties, a Greater San Antonio REALTOR®, and a resident of Balcones Creek, with ongoing buyer and seller representation in communities along the corridor. Her background includes service in the U.S. Air Force; this site, however, is about the corridor itself, and the records behind its homes.

The questions buyers ask most are the ones this site answers directly: does a Boerne address mean Boerne schools? Does the county line change the appraisal district on the record? Is a new build or an established home the stronger position? The answers come from records, verified address by address, with two decades of local practice behind them.
